Our initial consultation will enable us to understand the needs you have for your new home and the inclusions you are looking for. This may be based on our display home or a complete custom design.

Whether a vacant lot or a ‘knock-down” rebuild, we will carry out an initial assessment of your building site. This will enable us to provide feedback on any design modifications required to our display home design to suit the site or, provide feedback on design considerations when developing a custom design.

At this early stage, we will provide an initial high level construction cost estimate based on your initial design requirements.

This initial consultation is provides you with an opportunity to determine whether you would like to proceed further.

Stage 1 – Concept Design

This is the first formal stage in the process. Following feedback on your specific design requirements, we will undertake a more detailed site analysis and develop a Concept Design that has been customised to your specific needs.

The Concept Design will at a minimum include floor plans and facade. We will also provide a written tender to build your home based on the concept plans and your initial selections.

At this stage a contour survey and Section 10.7(2) Planning Certificate is required. We can obtain these on your behalf. We will provide a quote for Stage 1, immediately following the Initial Consultation.

The objective of this stage is to provide you with a concept plan design and construction cost for a relatively small cost. This will enable you to make a more informed decision on how you wish to proceed before outlaying significant architectural, builder fees or even committing to a building contract.

Only once you are satisfied with the Concept Design and tender, you may choose to proceed to the next stage.

Stage 2 – Plan Preparation and Building Authority Approval

Once you are satisfied with your concept plan and initial tender, Stage 2 in the building process covers the preparation of detailed architectural plans and documentation required to obtain the necessary building approvals.

The architectural plans and documentation will be based on the concept design. Your further feedback and confirmation of the architectural plans is obtained in this stage. We will also seek confirmation of key selections during this stage which will enable us to confirm our tender offer which will form part of the Building Contract.

As per Stage 1, we will provide a quote for proceeding to Stage 2 which will depend on the extent of documentation and authority approval fees required to gain development approval. Building approval may be obtained through either a Council Development Application or Complying Development Certificate.

Stage 3 – Building Contract

Once Building approval consent is obtained, all approval conditions will be reviewed and confirmed with you.

Bannerman Homes will then prepare a standard HIA Residential Building Contract which will contain necessary documentation including plans & specifications, your selections and the tender document.

The Residential Building Contract is signed and your payment of a 10% deposit (less monies paid to date) is made.

Bannerman Homes will obtain the Construction Certificate and the construction of your home can commence.
